Thank you for considering our local accommodation for your stay in the Algarve, Portugal. By making a reservation with DomusGeniAL, you are accepting all the Terms, Conditions, and Hosting Policy that apply to our website and local accommodation units.

We encourage you to carefully read our reservation and cancellation policy before finalizing your booking. This will ensure that you are aware of the deadlines, costs, and rules associated with your stay. Below, we present our reservation and cancellation policy to provide transparency and facilitate your experience with us:

1 – Reservation Conditions:

Rates are established based on the season, length of stay, and number of guests. This information will be indicated during the booking process.
To guarantee your reservation, we require a deposit or advance payment equivalent to 30% of the total stay value. This amount will be deducted from the final amount to be paid at check-in.
Payment can be made via PayPal or Stripe directly on our website, or through bank transfer.
If payment is made by bank transfer, you will receive an email with the company’s banking details and will have 48 hours to confirm the reservation. Otherwise, the apartment will no longer be reserved under your name. Once we receive the respective transfer, we will send a notification email confirming your reservation.
We require a minimum stay of 3 nights during high demand periods or specific dates, as informed during the booking process.
All reservations are subject to availability confirmation by DomusGeniAL.
A security deposit of EUR 200 is required upon arrival. This will be charged as a cash payment. You should be fully refunded at check-out. Your deposit will be refunded in full, in cash, subject to property inspection.

2 – Cancellation Policy:

2.1 – Cancellations by Guests:

We accept cancellations free of charge up to 30 days before the scheduled check-in date. For cancellations made after the specified period or in case of no-show, the total value of the stay will be charged.
Reservations canceled due to force majeure will be refunded upon presentation of supporting documentation.

2.2 – Cancellations by DomusGeniAL:

In exceptional and unforeseen cases, such as urgent repairs, maintenance issues, or circumstances beyond our control, we may be forced to cancel your reservation.
In these cases, we will make every effort to offer alternative accommodations of similar quality or assist you in finding a suitable option nearby.
If it is not possible to provide alternative accommodation, we will fully refund the advanced deposit and do our best to minimize any inconvenience caused.
We recommend that our guests consider purchasing travel insurance to protect themselves against unforeseen circumstances that may require cancellation.

3 – Immigration and Borders Service (SEF):

As a registered Local Accommodation establishment in Portugal, we are required to collect certain personal information from our guests, as stipulated by the Immigration and Borders Service (SEF). This information is necessary to fulfill legal obligations and ensure a safe and pleasant stay for all our guests. Registration is a legal requirement during the check-in process, and all guests included in the reservation will be required to present a valid identification document. Therefore, it is important to have the necessary identification documents with you.

4 – Check-in and Check-out Policies:

Check-in is from 15:00 to 19:00.
Check-in outside the established hours, after 19:30, is by request and subject to confirmation with an additional charge:
a. €20 after 19:30 until 00:00
b. €45 after 00:15 until 02:00
c. 55€ between 02:01h and 8:00h. Check-out is done by 11:00h, and if there is a delay, a charge of 5€ per hour of delay will be applied. If the guest wants an invoice with a tax identification number, please inform us during check-in. For any questions or assistance regarding your check-in or check-out, feel free to contact our dedicated customer support team.

5 – Cleaning and Maintenance:

The apartments are cleaned before the arrival of guests. For stays longer than 14 nights, a maintenance cleaning will be carried out in the middle of the stay, as well as towel and linen change. In these cases, cleaning will be done on the 7th day. If requested, extra cleaning can be done during the guests’ stay, with a cleaning fee of €45. When checking out of the apartment, it should be left in reasonably clean condition. Please ensure that no electrical devices are left turned on and take out the trash. The apartment should be left in the same condition as at check-in. Otherwise, an additional cleaning fee of €45 will be charged. In case of damage, a compensation fee ranging from €50 to €1,500 will be charged, depending on the damage caused, in addition to the non-refund of the security deposit.

6 – Liability:

DomusGeniAL is not responsible for any damage resulting from the use of the apartment or for any loss of personal belongings inside or outside the accommodation, as well as for any accidents, thefts, or robberies within the vacation rental unit.

7 – Complaints and Technical Problems:

Customers should report complaints about the service to DomusGeniAL within 2 hours of detecting the problem, by phone or email.

8 – Extra Services:

To make your stay in Algarve even more complete, comfortable, and unforgettable, we provide the following optional services, which can be directly contracted with our dedicated customer support team: Transfers | Drivers: upon request Extra Bed: €25 Baby Stroller Rental: from €5/day Luggage Storage: from €7.5/hour Cleaning: from €7.5/hour Laundry: €0.85/piece Breakfast: from €10/person Grocery Shopping – upon sending a shopping list – payment at check-in, upon presentation of the receipt: service fee: €15 for purchases up to €150 Babysitting: from €7.5/hour Private Chef: from €20/hour Tour Guides: upon request Car/Boat Rental: upon request

9 – Apartment Usage Conditions:

Pets are not allowed. Smoking is not permitted inside the apartments, only in designated outdoor areas. Under no circumstances should the maximum occupancy of the apartment be exceeded. Guests should be aware that they are in a residential building. Therefore, they should behave appropriately, respecting other guests and the remaining neighbors, day and night. Otherwise, DomusGeniAL has the right to request that customers vacate the vacation rental unit due to irresponsible conduct, without the right to claim any form of compensation. Upon check-in, guests will be provided with Wi-Fi access codes, apartment entry codes, property access keys, and instructions on how to use the apartments.
